As a result of recent subdivision of the broader Mill Precinct, the historic Mill Hotel and surrounding site are being offered for the first time.
The Mill Hotel is a landmark heritage freehold and anchor asset within the Murrumbidgee Flour Mill Precinct – a staged, mixed-use masterplan featuring residential, retail and QSR components. Murrumbidgee Milling Company, commonly known as ‘The Mill’, opened in 1890.
It occupies a high-profile 7,257sqm landholding directly accessed from the Sturt Highway (Edward Street), at the southern end of the Wagga Wagga CBD, proximate to key civic and commercial infrastructure, including the new $25 million PCYC and Dan Murphy’s.

Works at the Mill Precinct continue, recently assuming adjoining land that will soon accommodate a nationally-branded fuel and retail business.
The hotel’s development capacity represents a rare opportunity to create a flagship hospitality or mixed-use business of scale. Industry sources suggest the site will likely fetch around $4.5 million.
It is being sold through an Expression of Interest campaign closing Thursday, 1 May that suggests “Where there’s a Mill, there’s a Way”.
“The site is materially de-risked, with both the physical improvements and planning framework having advanced significantly,” notes HTL Property’s Ben Kennedy, managing the campaign with colleague Paddy Dalton.
“What remains is the application of a visionary lens to realise the full potential of this landmark project.”
