FOX AND HOUNDS LOOKS TO LEAP

Vision Hotels has put to market the freehold going concern of its seaside Fox and Hounds hotel and extensive facilities.

The Fox and Hounds is an elegant pub and resort offering hotel rooms and self-contained apartments.

Set on a massive 6.46-Ha site highly visible from the highway, it was built in 1979 and offers 27 motel rooms, 11 apartments, five staff quarters, two manager’s residences, a meeting room, reception, drive-in bottle shop and tennis court.

The major drawcard of the property is its Tudor-style English pub, comprising public bar with large open fireplace and ducted heat pump central heating, restaurant seating 130 people, and a mezzanine area incorporating a small meeting room and a self-contained bar.

It is set in a strong tourism precinct, only a minute’s drive from the famous Port Arthur Historic Site, which attracted a record 336,000 visitors in 2023, and other local attractions, such as the Three Capes Track, Pennicott Wilderness Journeys, Isle of the Dead, Tasmanian Devil Unzoo, and Port Arthur Ghost Tour.

Vision Hotels have a portfolio of properties in Tasmania, in mainland states and in Vanuatu.

At the start of 2023 the group acquired the Fox and Hounds, which was typically closed for up to six months each year while the owners went home, overseas.

Vison undertook major refurbishments and greatly increased trade, and are reportedly now selling through Elders Hobart’s John Blacklow in order to fund further acquisitions.

“The property has now been substantially renovated and proper systems put in place,” says Blacklow.

“They are now the No1 ranked food establishment in Port Arthur.”

Marketing literature reports net profit at the business at north of $1 million, under management, and the vendors are looking to offers beyond $6.7 million (plus SAV).

The multi-hectare property holds extensive potential for development (STCA).

“The business shows exceptional trading figures, with a very strong return on investment.”
