CHEUNG’S CBH GETS NOD FOR $112m REDEVELOPMENT

Chris Cheung’s C!nc has won hard-fought approval to redevelop the famous Coogee Bay Hotel, ushering in a new era for the beachside icon.

Plans were revealed for the iconic Coogee Bay Hotel in 2021, announcing a $111.7 million facelift that would have parts of the heritage-listed pub demolished, including legendary pub rock room Selina’s, which has hosted big-name acts for decades, with the likes of Midnight Oil and Nirvana treading the boards.

The original plans have been pared back in the wake of a campaign signed by almost 10k residents wanting the project stopped.

The new scope outlines a six-storey building with retail and 58 apartments, a new three-storey hotel wing, 159 basement carparks, and an internal ‘eat street’ laneway running through the site, to be known as ‘Selina’s Lane’.

This supersedes the 2021 DA, specifying 60 apartments and also a supermarket. There were further changes to the building height and basement excavation, and greater retention of four heritage building facades.

Last week a two-hour planning council meeting was attended by representatives of C!nc, alongside residents and Randwick Council, with locals broaching objections based in the potential impact of the redevelopment.

It was argued that the tall structure might set a precedent for the precinct to become dominated by medium- and high-rise buildings, and some were concerned their ocean views would be obstructed.

While the loss of Selina’s was an issue, one vocal local contended that construction delays could result in major disruptions that would harm business.

“Approving this development will kill Coogee and will turn it into a ghost town.”

There was friction as planning panel members objected to the fact that consultants had not provided all details around the noise impact modelling.

But Sydney East Planning Panel opted that the development addressed many of the concerns by residents, and Deferred Commencement Consent was granted, pending resolution of a noise management plan.

“We are happy to be finally moving forward and excited to deliver a renewed Coogee Bay Hotel that will reinvigorate the Precinct,” offers Cheung.

“As members of the community for the past 30 years, we understand the local environment and believe our plans will better integrate the hotel within the community and reinvigorate the entire site.

“Re-casting the Coogee Bay Hotel as a more family friendly place will improve social outcomes, add value to local business, boost the local economy and complement the character of the local area.”
