BELL CALLS TIME ON TYALGUM

Long-time publican Peter Bell has put to market his Tyalgum Hotel in the northern rivers region, looking to capitalise on hot market conditions.

Occupying a large 4,326sqm corner block, the two-storey local pub is a community meeting place, sporting an extensive beer garden and on-site swimming pool that are very popular in summer. Inside there is a public bar, commercial kitchen, gaming area with five machines, and upstairs 14 well-patronised accommodation rooms.

The Hotel is the only licensed premise in Tyalgum to permit takeaway sales, and the venue enjoys diversified trade through gaming, accommodation and strong food and beverage.

The gaming operation, currently ranked #1,076 in the state, shows clear upside through its Band 1 zoning and absence of smoking solution.

Holding such a large land title, with favourable planning regulations of 2:1 FSR and 13.6-metre height restriction, the property also provides scope for development potential (STCA).

Tyalgum is around an hour’s drive north-west of Byron Bay, or 20 minutes from Murwillumbah. The broader Tweed LGA, also taking in Tweed Heads, counts around 91k residents and strong residential growth.

Forming as an old cedar milling village, Tyalgum of today boasts a strong agricultural sector, primarily in dairy and beef.

It has become a haven for people looking to sustainable living, driven by its aim to be the first town in NSW to be completely independent of the national energy grid. 

After years on the job, Bell has received numerous unsolicited offers in the past year and views the buoyant market conditions as an opportune time to sell.

He has engaged JLL Hotels’ Greg Jeloudev and Mark Walsh, who note the diminishing supply of gaming entitlements driving up regional hotel values, and the ongoing interest in northern NSW freehold opportunities, which are in short supply.

“The healthy mix of trade, pristine location and significant landholding are sure to attract a wide-ranging buyer pool, with interest expected from new entrants, private hoteliers and larger syndicate groups,” offers Jeloudev.

The freehold going concern of the Tyalgum Hotel is for sale via private treaty.
