INVESTORS SELLING VILLAGE OF MT DRUITT

The racing Kelly family has launched a campaign on its big Village Hotel in Mount Druitt, offering the title for the first time in nearly 40 years.

The private family stakeholders are known for interests in thoroughbred horse breeding and racing.

They previously owned Mosman’s Buena Vista, now known as The Buena, and following a strategic review of investments have now opted to focus on major interests in the thoroughbred industries, and list the pub.

Set in a corner of a generous 8,442sqm site, the large-format hotel offers a large public bar, bistro, gaming room with 26 machines (Band 3 SA2), an extensive outdoor beer garden and huge carpark.

The high cash flow business reports weekly revenue of around $134k, before “untapped” trading potential, such as through a modern refurbishment and broader appeal to a wider patron base.

Mount Druitt is western Sydney heartland, around 45 kilometres out of the CBD. The area is set to benefit from the pending $2 billion transformation in neighbouring Blacktown, by local council and Walker Corporation.

The Village is proximate to Westfield Mt Druitt, a Bunnings outlet and the former Rooty Hill RSL, now known simply as HQ.

The Kellys are understood to be seeking sale price north of $40 million. Kelly cousins sold the Brookvale Hotel late last year for $42 million to the Irvin Hotel Group.

JLL Hotels’ Ben McDonald, Kate MacDonald and John Musca will also be managing the campaign on the Village and note the asset’s acreage in a NSW growth corridor, as commercial markets look to greater certainty after the NSW state election result.

Freehold going concern of the Village Hotel Mt Druitt is being sold via Expressions of Interest, closing Thursday, 27 April.
