A prized city-fringe leasehold opportunity has come to market in the form of Camperdown Commons, in the literal and cultural heart of the inner west.
Set on a large 3,781sqm lot in the centre of Camperdown, the venue comprises a new public bar fit-out, indoor and outdoor dining areas seating 350-pax, incorporating a large undercover deck area, a well-equipped commercial kitchen and multiple function spaces.
Located around four kilometres south-west of the Sydney CBD, Camperdown is home to the prestigious University of Sydney and leading health provider Royal Prince Alfred Hospital, as well as a continually growing resident population courtesy of substantial urban developments.
Providing a relaxed dining experience and community engagement initiatives, which includes a sizable community market garden currently operated by Pocket City Farms under licence until June 2026, the Commons is a focal point for the community.

The current business holds specific community-centric operational requirements, prompting the creation of spaces and programs to promote wellbeing and offering potential ESG benefits.
Weekly trade is reported at around $55K, coming primarily through food and beverage sales.
It’s suggested the operation might benefit from a hands-on operator for further growth. The facilities lend themselves to a ‘paddock to plate’ concept and could bring the function of the market garden into the hospitality business.
There is also scope to incorporate a hospitality training facility as part of a broader offering.

A sale campaign on the lease is being conducted by JLL Hotels’ Greg Jeloudev and Edward Browne, who point to the “attractive propositions” of the new fit-out, beer garden and expansive dining areas, expecting strong interest from established hospitality groups and private operators.
“The large-scale format would certainly suite F&B-centric operators seeking a ‘tavern style’ venue,” explains Jeloudev.
The business is being sold on behalf of hospitality operator CMNL, which also operates Canterbury-Hurlstone Park RSL, Maggie Sports Club and Bargo Sports Club, and cites ‘business prioritisation’ as the reason for the divestment.
“Camperdown Commons is a sizable leasehold hospitality venue that enjoys an immediate and diversified trade catchment from a loyal community,” adds Jeloudev.
The leasehold interest of Camperdown Commons is offered via Expressions of Interest, closing Tuesday, 15 April.
