BEST BEER GARDEN PUB HITS MARKET

One of Melbourne’s best beer gardens and Fitzroy favourite has reluctantly come to market amid good trade but changing circumstance.

Industry veteran Sam Silva is divesting his hugely popular Fitzroy Beer Garden after the unfortunate passing of his business partner.

The Beer Garden has been voted Melbourne’s best beer garden several times, attracting a broad cross-section of demographics within the eclectic precinct of Fitzroy.

Silva told PubTIC he is sorry to part with the place and will definitely be looking to buy another pub.

“Fitzroy is the best place to be,” he says. “Anyone – from corporate types to day-to-day locals can go there, have a drink and enjoy themselves.”

A former operator for ALH, Silva and partner have owned the Fitzroy Beer Garden for about a year and half. He still owns a restaurant café in nearby Middle Park, and says he intends to keep operations in the area.

The Beer Garden is being marketed by CBRE Hotels’ Scott Callow and Will Connolly, who note the rapidly changing face of the industry in key Melbourne precincts.

“Particularly for the last two to three years, Fitzroy, Collingwood and Brunswick have been highly sought after suburbs in the hospitality industry,” explains Connolly.

“It’s amazing to have seen first-hand the changes that Smith Street, Brunswick Street and in this case, Gertrude Street have experienced.  We’re extremely lucky to have such a diverse offering and the Fitzroy Beer Garden has been one of the most loved venues in the area.”

As well as its enormous beer garden, with stand-alone indoor/outdoor function area, the pub boasts a commercial kitchen, long lease and 1am licence. It is being sold via Price on Application.
